We offer: Continuing education Great benefits Paid winter break FRIDAYS OFF during the summer Job Description: Basic Function and Responsibility: Under general supervision; manage, direct and perform tasks involved in repair, test, alter, operate, and/or install heating, air conditioning and ventilation systems, and fire protection as specified at the Des Plaines and Ray Hartstein campuses. Characteristic Duties and Responsibilities: 1. Supervise, train, and evaluate HVAC staff, ensure the proper use of equipment and tools utilized in HVAC maintenance and associate repair work. 2. Monitor and manage closed and open loop water treatment programs for condenser, chilled water, and boiler systems to maintain optimal pH, hardness, scale, corrosion and biocide treatment for all heating and cooling systems. 3. Requisition materials and supplies for projects and coordinate the efficient use of resources and equipment. 4. Independently plan and coordinate HVAC maintenance projects at multiple sites; analyze and resolve work problems, and assist in troubleshooting. 5. Monitor productivity and work flow of crews under charge; ensure adherence to established deadlines and preventive maintenance schedules. 6. Create preventive maintenance work orders and schedules on new and existing equipment as requires. Plan and coordinate preventive maintenance work. 7. Maintain and test fire protection system, coordinate integration of any updates and addressable fire panels. 8. Maintain and coordinate the College's Indoor Air Quality program. Respond to complaints regarding Indoor Air Quality. 9. Respond to emergency situations i.e., system failures, discharge of fire suppression systems and pump failure. 10. Maintain and test emergency generators for reliable power back up during power failures and electrical emergencies. 11. Remodel, construct, renovate and renew areas of campus buildings. Assist in the completion of new construction and renovations; integrate use of direct digital control programs and related equipment. 12. Prepare cost estimates on proposed HVAC related projects. 13. Perform other job related duties as assigned. Supervision Received: Administrative supervision is received from the Director of Facilities. Supervision Exercised: Functional supervision is exercised over HVAC staff. Requirements: 1. Licensed Stationary Engineer Journeyman with 5 years of experience to include the following skill sets: Heating, ventilation, air conditioning: Pipe fitting: Fire protection systems, sprinklers: Water treatment: 2. Two years supervisory experience is required. 3. Two years budget management experience. 4. Working knowledge of ASHRE Standards. 5. Ability to troubleshoot and emergency response measures to address problems associated with fire alarm, fire suppression systems, and related equipment. 6. Ability to operate, maintain, and repair building automation system including: pneumatic and digital controls, fire alarm systems, variable frequency drive control, troubleshooting and balancing variable air volume systems. 7. Ability to operate, assess, maintain, and repair physical equipment and building mechanisms such as boilers, chillers, condensers, etc. 8. Ability to plan, coordinate, and execute remodeling, renovations, or new additions to HVAC system, building automations, fire alarm, fire suppression systems, and related equipment. 9. Ability to perform routine maintenance and trouble shoot generators. 10. Ability to articulate occupational hazards and safety precautions involved with the maintenance, repair and operation of buildings, grounds, and operating systems. Physical Demands: Position will require employees to have 1. The ability to stand, walk and move for extended periods of time. (Often - 75% - 100%). 2. The ability to detect dirt, dust, stains and marks. (Often 75% to 100%) 3. The ability to bend, twist, stoop, kneel, crawl, push, pull, and reach in all directions (Often - 75% - 100%) 4. The ability to lift and carry 50 lbs. (Often 75% - 100%) 5. The ability to perform moderate to strenuous physical labor for extended periods of time. (Often 75% - 100%) 6. The ability to set up and operate mechanical cleaning equipment. (Occasional 50% to 75%) 7. The ability to work at heights and the ability to ascend/descend ladders. (Seldom - 0% - 25%) 8. Some shifts will require the use of radio communication. Employees on these shifts, using these devices, will be required to have the ability to hear and exchange information clearly. Job duties may be performed in hot, cold, dusty, and/or dirty environments. Employees may be exposed to fumes or airborne particles, toxic or caustic chemicals and outside weather.
